This retail development is designed with a clear objective: create a highly functional, modern commercial asset that supports restaurant and retail tenants while integrating seamlessly into the walkable fabric of the Grand Central District.
The building is organized into two flexible tenant spaces, allowing for a range of uses while maintaining operational efficiency. Each bay is delivered in a restaurant-ready configuration, with core infrastructure and restroom provisions already in place to streamline tenant build-out and reduce time to occupancy.
The architectural expression is intentionally clean and contemporary. A smooth stucco façade, defined parapet lines, and consistent storefront glazing establish a cohesive identity while allowing tenant branding to stand out. Exterior lighting and proportions are calibrated to create a strong presence both during the day and evening hours.
From a site planning perspective, the project balances urban walkability with practical access. Positioned within walking distance of downtown activity, the location supports foot traffic and neighborhood integration, while rear parking ensures functional accessibility for both tenants and customers.
As the project progresses through the design phase, the next steps will focus on refining tenant demising flexibility, finalizing MEP infrastructure for restaurant adaptability, and aligning exterior detailing with long-term durability and brand positioning.
