St. Petersburg Custom Home FAQ

Which St. Petersburg neighborhoods do you build in most often?
Snell Isle, Old Northeast, Crescent Lake, and the waterfront enclaves north and east of downtown make up the majority of our St. Pete work. We also build in Bayway Isles, Granada Terrace, and Historic Roser Park.
Is St. Petersburg really cheaper than Tampa for custom homes?
Generally yes, on a per-square-foot basis, with the exception of premier waterfront blocks on Snell Isle and Bayway Isles where lot premiums are comparable to Davis Islands or Bayshore. The bigger value is often in the Old Northeast and Crescent Lake, where you can still find buildable lots inside the city for materially less than equivalent South Tampa parcels.
How did Helene and Milton change construction in St. Petersburg?
City of St. Petersburg has applied substantial-improvement determinations more strictly since the 2024 storms, which often pushes a major renovation into a full tear-down. We now design every coastal St. Pete project assuming a hardened envelope, elevated mechanicals, and battery backup as baseline.
Do you handle dock and seawall permits in St. Petersburg?
Yes. Waterfront work in St. Petersburg requires coordinated permits through the city, Pinellas County, and in some cases the Army Corps. We carry that inside our scope so the client deals with one team, not three.
