Cost-conscious modern architecture aligned to target price point

This St. Petersburg infill residence is designed as a contemporary interpretation of Mediterranean Revival architecture—delivering a highly efficient, market-aligned home within a compact footprint while honoring the proportion, character, and craftsmanship traditional to the style.

The exterior expression draws on classic Mediterranean Revival cues: a steeply pitched gabled roofline, smooth stucco walls, deep-set arched openings, wrought-iron balcony rails, and bracketed window planters. These elements are calibrated to feel authentic to the architectural language while remaining grounded in the realities of an urban infill build.

The layout prioritizes functionality and flexibility. The open-concept main level creates a seamless flow between kitchen, dining, and living spaces, maximizing perceived space and natural light despite the constrained lot dimensions. Strategic window placement and clean interior sightlines reinforce a livable, uncluttered aesthetic that complements—rather than competes with—the home's exterior character.

Upstairs, the home is configured to support both end-user living and investment resale strategies. Each bedroom is paired with its own bathroom, enhancing usability for guests, families, or rental scenarios—an intentional move to increase market appeal and valuation support.

The architectural approach balances cost discipline with design intent. Material selections, structural simplicity, and efficient massing are leveraged to maintain budget alignment while still delivering a recognizable Mediterranean Revival identity refined by MTBH Studios.

Currently in permitting, the project reflects a refined iteration of the initial program—calibrated to align construction cost, market comparables, and overall investment viability. As the project progresses, focus will remain on execution efficiency, finish calibration, and delivering a product that performs both as a home and as a strong asset in the St. Petersburg market.
