This custom waterfront residence is designed with a clear focus: create a home that feels intentional from the moment you enter, while maximizing the experience of living on the water.

The arrival sequence is deliberately controlled. Rather than walking directly into the main living space, the design introduces a defined entry anchored by an art wall, creating privacy and a sense of transition. From there, the home opens into a fully water-oriented living environment, where the kitchen and primary spaces are positioned to capture the view.

The kitchen is designed for clarity and performance. By removing island seating, the layout prioritizes functionality and clean sightlines, allowing the space to operate efficiently while maintaining a refined aesthetic. A full-height panel wall seamlessly integrates the pantry, storage, and circulation, eliminating visual clutter and reinforcing the architectural intent.

The living space is centered around a linear fireplace with an integrated media wall, including concealed power for a flush art TV installation, delivering both usability and a clean, uninterrupted design.

In the primary suite, space has been reallocated to enhance the bathroom experience, incorporating a larger shower with natural light and a Japanese soaking tub. This reflects a consistent priority throughout the home: investing space where it adds the most daily value.

Additional refinements, including an expanded rear overhang for outdoor living, a widened garage, relocated laundry for improved flow, and a covered A/C walk, demonstrate a focus on practical livability alongside design.

As the project progresses into elevation development, the next phase will refine window placement, natural light, and exterior expression, ensuring the home is cohesive from both the inside and out.
