MTBH Studios is a design-build firm creating modern luxury custom homes on Florida’s Gulf Coast. The studio was founded in 2010 by Richard McGinniss, the studio’s principal designer, whose previous work includes Ritz-Carlton flagship hotels and large-scale Marriott resort properties across the Northeast and Florida.

Where traditional luxury home construction separates design from construction — the architect draws, the builder bids, the gap between them is where most cost overruns and compromises live — MTBH Studios integrates both under a single roof. Concept, design, engineering, and construction operate as one team, eliminating the architect-then-builder hand-off and producing homes where every detail is executed with the same intent that shaped it.

The studio has completed more than 150 residences across Tampa Bay, with a particular focus on St. Petersburg’s Snell Isle and Old Northeast neighborhoods, Davis Islands and Hyde Park in Tampa, and the Bayshore Beautiful corridor. Each home is conceived as a complete architectural composition — volume, rhythm, and material studied together — and built for the way coastal Florida is actually lived in.

MTBH Studios is CGC/CBC licensed and insured. The team includes Founding Partner Richard McGinniss as principal designer, Martin Hoeedholt as Partner & Managing Director, Operations & Digital Transformation, and a group of designers and project managers who carry each home from first sketch to final walkthrough.
