Ritz-Carlton Hotel & Residences, Boston
On-Site Project Manager
Working directly with the owner of the Ritz-Carlton, Richard led day-to-day operations managing all phases from buyout through final punch-out on this prestigious mixed-use hospitality and residential development.
Marriott Copley Square Hotel
Senior Project Manager
Managed large-scale hospitality construction including coordination of design professionals, developing GMP and monthly management of budget and anticipated costs, on-site management of trades, scheduling, buyout, and quality control.

Middletown Courthouse $60M Design-Build for the State of Connecticut

As principal in charge, Richard identified the opportunity, assembled the land, selected the team and managed the procurement and the development/design-build delivery for this major state judicial facility including coordination with government agencies, public stakeholders, and strict security requirements.
New England Luxury Developments
Vice President
Executive in charge of multiple luxury condominium and single-family developments across New England, with a focus on waterfront properties, prime recreational destinations, and ultra–high-end subdivisions in historically sensitive areas around suburban Boston. Responsibilities included site acquisition, entitlements, design oversight, marketing, and construction management. Many projects involved joint ventures with conservation organizations and required extensive public outreach and community engagement.
On Top of The World - 13,000-Acre DRI with Over 20,000 Units
Was recruited from Boston by a prestigious Florida development family and tasked with the reimagining of this 13,000-acre DRI with over 20,000 units. Richard led this effort, hiring an all-star team of planners, designers, and marketing consultants to reimagine this project from a sleepy development that was doing less than 100 homes annually to a thriving assembly of communities with sales in excess of 900 homes a year. Richard led all community design, marketing strategy, product development of over 30 models, infrastructure design and construction, amenity design and construction including golf courses, spa, clubhouse, club facilities, theater, retail, restaurants, and town center.
Little Harbor Development - Seven Miles of Waterfront Property

2,000-unit master-planned waterfront community featuring townhomes, hotels, and luxury condominiums and amenities. Richard was responsible for receipt of all entitlements, feasibility, design management, construction management, marketing and sales.
Ritz-Carlton Residences, Sarasota, FL - Project Triage & Turnaround

Brought in by an international developer to stabilize final delivery issues, resolve construction deficiencies, manage client build-out, and negotiate successful project closeout.

After a national search, Richard was selected by the benefactor and owner of a multibillion dollar development company as well as many other companies, to lead his legacy project that reinvented the town of Kannapolis from a failed mill town into a thriving 350-acre campus featuring research facilities, educational buildings, multiple residential communities and the revitalization of the downtown. Managed all aspects from feasibility through completion - $800M+ mixed-use development.
