Modern Loft Residences in Grand Central, St. Petersburg
Presenting striking modern architecture by MTBH Studios, with bold lines, rooftop pavilion, and private balconies. Sold-out residences in the Grand Central District blend urban energy with refined design and everyday convenience
The 2700 Central Avenue project brought a new typology to St. Petersburg's Grand Central District — a sold-out collection of striking modern loft residences delivered by MTBH Studios in one of the city's most actively transforming corridors. The architecture leads with bold lines, confident massing, and the kind of proportion discipline that distinguishes considered urban infill from generic multi-unit construction.
A rooftop pavilion gives residents a fourth-dimension amenity rare in St. Pete — a private outdoor entertaining and lounging zone with views across the district and an architectural presence that anchors the building as much as the street-level volumes do. Private balconies extend the indoor living area at every floor, providing both light penetration into the units and the daily outdoor connection that defines Florida residential life.
Material expression is unmistakably modern: smooth stucco, precise detailing at openings, and a controlled palette that reads as urban rather than coastal. Inside, the units are designed around the loft sensibility the typology promises — generous ceiling heights, open-plan living volumes, and finish-level decisions that match the architectural ambition of the envelope.
Grand Central is one of the most walkable, restaurant-rich corridors in St. Petersburg, and the project's density and proportion are calibrated to that context. The residences blend urban energy with the refined design language MTBH Studios is known for — and with the everyday convenience that makes Grand Central one of the most active neighborhoods in the city. Architect-led design-build delivery from concept through final unit handover.
